What is a Fard?
A Fard, also known as Jamabandi Nakal or Record of Rights (RoR), is a certified extract from the land revenue records. It includes:
- Owner’s name and parentage
- Khasra/khewat/khatoni numbers
- Area of land and its type (cultivated, banjar, gair mumkin, etc.)
- Share of ownership (if joint)
- Crop details, if any
- Government dues or encumbrances
It is typically issued for a specific mauza (village) and year of Jamabandi.
When Do You Need a Fard?
A Fard is required for:
- Mutation (Intkal) applications
- Land sale, gift, or partition
- Bank loans or mortgages
- Legal disputes over ownership
- Court proceedings or succession cases
- Construction permission and land use change applications
It serves as a legal proof of land possession and title.
How to Apply for a Fard Online in Himachal Pradesh
The Revenue Department provides land records digitally via the e-Himbhoomi portal, integrated with the HP Revenue Land Information System (HIMRIS).
Step-by-Step Guide:
- Visit the e-Himbhoomi Portal
Website: https://himachal.nic.in
- Select Your District, Tehsil, and Village (Mauza)
Choose Jamabandi year if available.
- Search by Owner’s Name or Khewat/Khatoni/Khasra Number
You can search by partial or full name.
- View and Download the Fard (Jamabandi Nakal)
- The system displays ownership and land details.
- A copy can be printed for reference.
- Certified Copy (if required)
- For official purposes (e.g., court, registry), a certified copy must be obtained from the Tehsil office or Lok Mitra Kendra after paying nominal fees.
Things to Keep in Mind
- The online Fard is for informational purposes unless certified.
- Errors in name or area must be corrected through proper revenue procedure.
- Always verify the Jamabandi year; older records may not reflect latest changes.
- Not all villages have digitized records; some areas still require physical verification.
